Article 1 Duration of stay
The rental agreement is concluded for a fixed term. Under no circumstances may the tenant claim any right to remain on the premises after the end date of the stay.
Article 2 Reservation and prices
In accordance with Article L.121‑21‑8 of the French Consumer Code, please note that accommodation services provided for specific dates are exempt from the 14‑day cooling‑off period. An online booking constitutes a binding rental agreement.
Deposit
A deposit equal to 50% of the total reservation cost is required at the time of booking via our secure online system.
Balance payment
The remaining 50% will be automatically charged 30 days before arrival on the bank card registered when booking via Payzen.
Booking within 30 days
For reservations made less than 30 days before arrival, 100% of the total cost is due at the time of booking.
For insurance and security purposes, the tenant must upload a copy of ID and provide the full name of each traveler at the time of booking.
By completing the reservation, the tenant fully accepts the following General Terms & Conditions.
Prices
Our prices are fixed per night or per week depending on the season and include:
- Rental of NUMA HOUSE between check-in and check-out dates (maximum 6 guests)
- (Eco-responsible) water and electricity consumption
- Private use of the lap pool
- Beds prepared before arrival
- Cleaning after departure
- Garden and pool maintenance during the stay
- Complimentary welcome toiletries (hand soap, shower gel and shampoo)
- Use of private, open parking
- Provision of household linen, bedsheets and towels
- Loan of pool foutas (from June to September)
- Loan of bathrobes and slippers for stays of 5 nights or more and booked massages
- Free : 1 welcome bottle of wine, 1 liter of bioethanol for the fire bowl, and a Nespresso capsule for each guest
Our prices do not include:
- Tourist tax, due per adult and per night,payable on site (for 2025: 2.88 euros)
- NUMA ZEN wellness services
- Optional services as listed on our website
- Additional bioethanol (sold on site)
Article 3 Billing and Payment methods
The amount of the NUMA HOUSE reservation is debited from the bank card provided by the customer in the secure PAYZEN area of our website.
The balance for the stay must be paid within the deadlines indicated in these general terms and conditions of sale, 30 days prior to arrival.
Unless otherwise indicated by them before this date, the bank card used for the reservation will be debited with the balance due. If payment is not received or if an immediate payment fails on the Payzen platform within the specified timeframe, Numa House will formally notify the guest to rectify the situation, failing which Numa House reserves the right to cancel the reservation. In this case, the amounts already paid will be retained by Numa House as compensation.
The applicable tourist tax will be automatically charged to the bank card registered at the time of booking on the day before checkout.
Any additional services are to be paid on site, in cash or by bank card.
Article 4 Conditions of stay
Check-in / Check-out
- Standard check‑in: from 6 p.m. to 8 p.m.
- Early check‑in (off-peak season and subject to availibility): from 2 p.m., €70 surcharge; from 9 a.m., €150 surcharge
- Check‑out: until 10 a.m.
- Late check‑out: until 2 p.m., off‑peak season only, €70 surcharge (subject to availability)
No refunds are given for early departures or late arrivals. Please inform us of your departure time during your stay to streamline the exit process.
Key Management
Two keys will be provided at check-in (for the gate and front door). It is kindly request to use the key box when coming and going to avoid loss. A €60 locksmith fee applies for lost keys.
Occupancy
Maximum of 6 guests. Exceeding this limit may result in refusal of additional guests, termination of the contract initiated by the tenant, and retention of reservation payments.
Sub‑letting or assignment of the rental, even partially, is prohibited without written consent from NUMA HOUSE. Violation may lead to immediate termination at your expense, with no refunds.
Article 5 Use of the premises
General Security & Quiet Enjoyment
- Use the unlocked but unmonitored parking responsibly; lock the gate and front door when away or during nighttime.
- Maintain quiet after 10 p.m. to respect neighbors.
- Events, parties, or receptions are strictly prohibited; violation may result in contract termination.
Respect for the Ecovilla
- Treat all furniture, handmade non-washable rugs, and décor with care. Special instructions for delicate surfaces are available in the guest booklet (kitchen counter, solid teak furniture, natural stone sinks).
- Furniture may not be rearranged. Moving indoor/outdoor furniture.
- Use appliances responsibly and return them clean. A €20 surcharge applies per heavily soiled item.
- Minor wear and tear is accepted; however, significant damage will be charged to the credit card used for booking, based on the replacement value (e.g. a flat plate: €8, bowl: €8, a bubble glass at €9).
Article 6 Safety rules
Fire & Smoking Policies
Fire‑pit usage instructions are in the welcome booklet and must be strictly followed.
The property is entirely non‑smoking due to fire risk, even on the wooden terraces. Vaping is allowed outdoors only.
Technical equipment
Access to pool technical room is prohibited.
Handling technical equipment such as electrical meter, air conditioning units ou water heater is forbidden. In case of a malfunction or breakdown, the tenant must inform the manager immediately.
Pool safety
No diving into the lap pool or jumping from the wooden box.
Pool rolling cover must be closed at night and whenever young non-swimming children are around.
The pool may only be used unsupervised at your own risk; supervised use is recommended for young children.
Article 7 Failure to comply with the house rules
Failure to comply with any house rules may lead to immediate termination of the contract and invoicing for damage or cleaning fees. No refunds will be issued for remaining unused stay time.
Article 8 Security deposit
A security deposit hold is placed at the time of booking via card imprint to cover any damage or missing items. The tenant must report all damage—even minor—promptly to enable timely resolution.
Reporting any possible damage, even minimal like stain, enable the manager to limit the damage or try to fix it.
Article 9 Cancellation conditions
By the tenant
- In cases of severe illness or death in the family, proof of medical or death certificate allows for postponement or a refund.
- Otherwise:
- Cancellations more than 30 days before arrival: full refund of the 50 % deposit.
- Between 7 and 29 days before arrival: 50 % deposit retained.
- Less than 7 days before arrival or in case of no‑show: 100 % of the stay is charged and non‑refundable.
- Early departures or late arrivals initiated by the guest are non‑refundable.
- Inappropriate behavior or rule violations may result in contract termination with full retention of the stay amount.
By the owner
In case of external events beyond our control (e.g. severe weather, pandemic), the tenant may choose between postponement or a full refund. If the new dates involve a price change, the guest will be required to pay any difference.
Article 10 Pets
Pets are not allowed. Non‑compliance may result in refusal of the stay, retention of the rental fee, and no refunds.
Article 11 Insurance
The tenant is responsible for any damage caused. Tenants must hold suitable holiday rental insurance covering liability and property damage for the full duration of their stay. Proof of insurance may be requested. You may purchase optional holiday rental insurance if needed.
Article 12 Disputes
Parties will attempt amicable resolution of any dispute. If unsuccessful, the matter will be referred to the competent courts under French jurisdiction.
