General Terms and Conditions of Sale

Article 1 – Length of Stay

The tenant signing this agreement, concluded for a fixed period, may under no circumstances claim any right to remain in the premises at the end of the stay.


Article 2 – Booking and Rates

In accordance with Article L.121-21-8 of the French Consumer Code, please note that accommodation services provided on a specific date or for a specific period are not subject to the statutory 14-day withdrawal right. An online booking constitutes the acceptance and signature of a rental agreement.

For bookings made through our online reservation system with secure payment, an advance payment of 50% of the total booking amount is required.
The remaining balance of the reservation will be charged 30 days prior to the start of the stay to the credit card registered at the time of booking, via Payzen.

For stays booked less than 30 days prior to the arrival date, 100% of the total booking amount is required at the time of booking.

For insurance and security reasons, guests are required to provide a copy of a valid identity document and the full name of each traveller as part of the booking file.

By making this payment, the guest confirms full and unconditional acceptance of the present General Terms and Conditions.

Our rates are set per night or per week depending on the season and include:

  • The rental of NUMA HOUSE from the day of arrival to the day of departure, for a maximum capacity of 6 guests
  • Environmentally responsible water and electricity consumption
  • Exclusive use of the swimming lane
  • Bed preparation prior to arrival
  • Post-stay cleaning fees
  • Garden and swimming lane maintenance during the stay
  • Welcome amenities (shower gel and shampoo)
  • Use of the private, open and uncovered parking area
  • Provision of household linen, bed linen and towels
  • Loan of pool foutas (June to September)
  • Loan of bathrobes and slippers for stays of 5 nights or more and for booked massages
  • Complimentary: one bottle of welcome wine, one litre of bioethanol for the fire pit, and Nespresso capsules for each guest

Our rates do not include:

  • Tourist tax, payable per adult and per night (for 2026: €2.88), to be paid on site
  • NUMA ZEN services
  • Bioethanol for the fire pit (available for purchase on site)
  • Optional services as described on our website

Article 3 – Invoicing and Payment Methods

Accomodation

The total booking amount for NUMA HOUSE is charged to the credit card provided by the guest via the secure PAYZEN payment platform on our website.

The remaining balance of the stay must be paid 30 days prior to arrival, in accordance with these General Terms and Conditions.

Unless otherwise instructed by the guest before this date, the credit card used at the time of booking will be charged for the outstanding balance.
In the event of non-payment or payment failure on the Payzen platform within the specified timeframe, Numa House will formally request the guest to regularise the situation. Failing this, Numa House reserves the right to cancel the booking, in which case any amounts already paid shall be retained by Numa House as compensation.

Additional Services Provided Internally by Numa House

Where such services have not been paid for at the time of booking, additional services organised at the guest’s request are, by default, added to the stay folio and attached to the reservation file, in accordance with a hotel-style billing system.

The corresponding amounts are invoiced no later than the day prior to check-out and charged to the credit card registered by the guest at the time of booking.

This billing method constitutes the default operating procedure of Numa House, unless the guest has expressly indicated a different preference, namely payment by credit card via a PAYZEN payment link or payment in cash.

By accepting these General Terms and Conditions of Sale, the guest expressly authorises Numa House to charge the corresponding amounts, subject to proper justification.

The same applies to the payment of the tourist tax, which shall be added to the stay folio and charged under the same conditions.


Additional Services Provided by Third-Party Service Providers

Certain additional services offered by Numa House, such as private yoga sessions, are provided by third-party service providers. In such cases, Numa House acts solely as an intermediary facilitating the introduction and is not a party to the contract concluded between the guest and the relevant service provider.

These services are therefore payable directly to the professional concerned, the guest being informed of this arrangement in advance.

Services provided by third-party service providers are carried out under their sole responsibility, and such providers are required to provide evidence of valid professional civil liability insurance covering their activities.
Numa House shall not be held liable for the performance, modification or cancellation of such services, nor shall it be considered as providing any guarantee or supervision thereof.


Article 4 – Cancellation Policy

Cancellation by Client

Any cancellation of the stay must be notified by email.

  • In the event of cancellation more than 45 days before the arrival date, the stay may be postponed or refunded 100%.
  • In the event of cancellation between 45 and 30 days before the arrival date, 50% of the total stay amount is due and retained by Numa House as compensation.
  • In the event of cancellation 30 days or less before the arrival date, 100% of the total stay amount is due and no refund shall be made.
  • In the event of no-show, late arrival or shortened stay due to the client, 100% of the total stay amount is due and no refund shall be made.

Cancellation for Inappropriate Behaviour or Breach of Rules

In the event of inappropriate behaviour or non-compliance with the house rules, NUMA HOUSE reserves the right to terminate the rental. The full amount of the stay shall be retained.

Cancellation by the Owner

In the event of external circumstances beyond our control (weather conditions, pandemic, health situation, etc.) requiring the closure of the establishment, the stay may, at the guest’s choice, either be postponed to a later date or fully refunded.

Should there be any price difference between the originally booked dates and the rescheduled dates, the difference shall be payable by the guest.

Optional Cancellation Insurance

When booking via the Elloha booking engine integrated into the website, the client may be offered the option to take out optional cancellation insurance known as “Safebooking”. This insurance is the subject of a contract separate from the seasonal rental contract, concluded between the client and Elloha’s partner insurer.

The establishment does not act as an insurer or insurance intermediary and does not participate in claims management, refund requests or execution of the insurance contract.

In the event of cancellation of the stay, the cancellation conditions provided for in the rental contract remain applicable.
The client may, where applicable, exercise their rights with the insurer under the conditions provided for in the insurance contract taken out.

Article 5 – Security Deposit

A fixed security deposit of €1,000 is required to cover any damage caused to the property, its equipment or its furnishings. This security deposit is secured by means of a bank pre-authorisation via PAYZEN, set up in the days preceding the stay and no later than prior to check-in.

The bank pre-authorisation does not result in any actual charge, but may temporarily reduce the available spending limit of the guest’s payment card by an equivalent amount.

Should the bank pre-authorisation system not be available, the property reserves the right to request an alternative form of security deposit, the terms of which will be communicated to the guest prior to the start of the stay.

In the absence of any damage noted, the security deposit is released within a maximum period of 7 calendar days following the guest’s departure, subject to the processing times applicable to the guest’s banking institution.

Guests undertake to declare any damage, even minor, as soon as possible in order to limit the damage or allow appropriate measures to be taken, and at the latest before departure.


Article 6 – Conditions of Stay

Arrivals

Check-in takes place between 6:00 p.m. and 8:00 p.m.
In the event of late arrival, delayed arrival or last-minute impediment, guests are requested to inform the property as early as possible in order to allow appropriate arrangements.

Departures

Check-out must take place by 10:00 a.m., following the return of the keys.
Guests are asked to inform the property of their planned departure time during the stay in order to organise the check-out.

Outside the high season and subject to availability, early check-in and late check-out options may be offered at an additional charge.

Key Management

Upon arrival, a set of two keys (gate and front door) is handed over in person. Guests are requested to use the secure key box during their comings and goings, in order to avoid taking the keys outside and reduce the risk of loss.

In the event of loss, locksmith fees of €60 will be charged.

Occupancy Capacity

The number of occupants must under no circumstances exceed the maximum capacity of 6 persons. Failing this, NUMA HOUSE reserves the right to refuse additional guests. Any modification or termination of the contract shall then be deemed to be at the guest’s initiative.

The rental may not benefit third parties, even partially, without the prior written consent of NUMA HOUSE. Any breach of this provision may result in the immediate termination of the rental at the guest’s expense, with the full rental amount retained by NUMA HOUSE.


Article 7 – Use of the Property

Safety Rules

A private but unsupervised parking area is available. Guests are requested not to leave valuables there. The property declines all responsibility in the event of an incident. The gate and front door must be locked when the property is unoccupied and during the night.

Respect for the Peace and Quiet of the Premises

The peaceful nature of the premises must be respected, and the property used in accordance with its intended purpose. For the comfort of all, guests are requested to limit outdoor noise from 10:00 p.m. onwards.

The organisation of events, parties or receptions of any kind is strictly prohibited. In the event of non-compliance, NUMA HOUSE reserves the right to terminate the rental.

Respect for the Eco-villa

Guests undertake to respect the premises and all furniture and equipment therein, including handcrafted rugs and decorative items.

Specific maintenance precautions apply to delicate surfaces (solid wood surfaces and natural stone elements such as sinks, washbasins and shower trays).
These precautions are detailed in the welcome booklet and must be strictly complied with, including the strict prohibition of using any household cleaning products, detergents, acidic or descaling agents (including vinegar), as such use may cause irreversible damage.

For the same reasons, indoor and outdoor furniture may not be moved.

New, high-end household appliances are provided and must be used with care and returned in a normal state of cleanliness. In the event of abnormal soiling, an additional cleaning fee of €20 per damaged appliance will be charged.

Normal wear and tear is generally tolerated (minor chipping, broken glass). Beyond this, any significant damage, negligence or breakage will result in a charge to the card serving as security for the stay, based on replacement value (e.g. dinner plate: €8, bowl: €8, textured glass: €9).


Article 8 – Safety Rules

Fire Prevention

For fire prevention reasons (wooden construction, forest environment, heather fencing), smoking is strictly prohibited throughout the property. E-cigarettes are permitted outdoors only.

Barbecue and fire pit safety instructions are detailed in the welcome booklet and must be strictly observed.

Handling of Furniture and Equipment

For safety and property protection reasons, it is forbidden to move or interchange indoor and outdoor furniture (outdoor sofas, sun loungers, fire pit, barbecue, etc.).

Swimming Area

Diving into the swimming lane from the cover box is prohibited. Sitting or lying on it is permitted for a maximum of two people.

Unsupervised swimming is entirely at the guest’s own risk. The pool must remain covered in the presence of young children.

Running around the pool and jumping into the water are prohibited in order to limit accidents and noise disturbance.

The electric pool cover must be closed at night.

Technical Equipment

Any intervention on the technical equipment located in the utility room (water heater, electrical panel, booster pump) or in the pool technical room, which is not accessible to guests, is strictly prohibited.


Article 9 – Breach of House Rules

Failure to comply with the present house rules shall result in the immediate termination of the contract, invoicing of any restoration or dry-cleaning costs, and no refund shall be made for the unused portion of the stay.


Article 10 – Pets

Pets are not permitted.

In the event of non-compliance with this clause, the owner may refuse the stay. Such refusal shall not be considered a modification or termination of the contract at the owner’s initiative, and in the event of the guest’s departure, the rental price shall remain fully payable and no refund shall be granted.


Article 11 – Insurance

The guest is responsible for all damage caused by their actions.

The tenant declares that they are covered by an insurance policy including a “holiday rental” extension and providing sufficient coverage for their liability as a seasonal tenant, as well as that of any occupants sharing the rented premises, for the duration of the contract. Proof of insurance may be requested.

Such coverage is generally included in multi-risk home insurance policies. Guests may also take out specific holiday rental insurance to benefit from civil liability coverage.


Article 12 – Disputes

In the event of a dispute, the parties shall endeavour to reach an amicable settlement. Failing such agreement, the matter shall be brought before the competent courts.
